How often does the Architectural Review Board meet to review building plans?
The Architectural Review Board meets monthly to review building plans.
 

 

 

Is there a time limit to build?
There is no time restriction for when a parcel owner has to start building a home. As a parcel owner, you may start to build a home anytime you wish. You receive fee simple title to your property and may or may not build, the choice is yours. If you choose to build, the construction must be in conformance with our Building Guidelines.
 

 

 

May I camp on my property prior to building a dwelling on it?
No, camping is not permitted in Progresso Heights.
 

 

 

What is the minimum square footage I can build?

There is no minimum square footage requirement, however the maximum square footage shall not exceed 25% of the gross parcel square footage for a residential parcel (50% for a commercial parcel). What is the maximum square footage I can build?

You may build a dwelling up to 25% of the total parcel size on a residential parcel (50% for a commercial parcel).
 

 

 

Can I purchase more than one parcel to build a larger home?
Yes, you may purchase more than one parcel to build a larger home, as long as the parcels are contiguous (adjoining). If you view our Building Guidelines, you will see that you may build on up to 25% of a residential parcel (e.g. if a residential parcel is 10,000 square feet, then you may build up to a 2,500 square foot dwelling) and you may build on up to 50% of a commercial parcel (e.g. if a commercial parcel is 10,000 square feet, then you may build up to a 5,000 square foot dwelling).

You may use the combined total square footage of all parcels if you purchase multiple parcels in calculating the dwelling size as long as the parcels are contiguous (adjoining). For example, if you purchase three contiguous residential parcels, each having 10,000 square feet, the calculation is as follows:
Parcel 1 - 10,000 square feet
Parcel 2 - 10,000 square feet
Parcel 3 - 10,000 square feet
Total area 30,000 square feet
X .25 (25 percent)...
The maximum total dwelling size permitted is 7,500 square feet.
 

 

 

May I select my own builder or must I use your builders?

You may select your own builder to build a dwelling for you in Progresso Heights. You are not required to use our participating builders for construction. However, you must follow our Building Guidelines prior to, during and following construction.

 

 

 

Are there deed restrictions on the parcels?
Yes, there are deed restrictions on the parcels. They are the Building Guidelines.
 

 

 

May I build a swimming pool?
Yes, swimming pools are acceptable.
